How long a UAE mortgage actually takes

People usually ask this as one question. It is two clocks.
Mortgage pre-approval in the UAE is the first. That can be as quick as 24 hours, or it can take up to a week. It depends on the bank as much as it depends on your documents.
The UAE home loan through to keys is the second. Once you have a property and the bank is underwriting it, a straightforward ready purchase commonly takes about 3-6 weeks. Valuation, the building, and missing papers are what stretch it.
Those are typical, not a promise. A Crelco mortgage advisor will put a date on your file, not on a poster.
The short clock: pre-approval
Pre-approval is a bank letter that says what it may lend you, based on income, loans, and residency. It is not the final loan. You use it to view and offer with a real number.
Some banks turn a clean file around in a day. Others take several working days even when everything is in order. The same person can get two different clocks from two lenders. That is why an advisor compares, rather than sending you to the first branch.
The file still matters. Passport, visa, Emirates ID if you have one, salary certificate or licence, statements. Then the debts: personal loans, the car loan, and every credit card limit. Banks count a share of the limit, not last month’s spend.
Incomplete statements and undeclared loans are the usual delay on your side. A slower desk is the usual delay on the bank’s side. Being honest with an advisor is how you avoid a surprise when the lender opens the same file.
You do not need to work out eligibility yourself. Bring the numbers to the consultation. The advisor maps DBR and shows the UAE mortgage options you are actually eligible for. You decide.
The long clock: after you pick a property
Once there is a building and a price, the bank values it. The valuation is the bank’s number, not the price you shook hands on. If it comes in lower, the loan can shrink. That is a file conversation, not a slogan.
Ready homes are usually cleaner. Off-plan can still be financed with some banks, depending on the developer, how much of the building is finished, your profile, the emirate, and even the location. Rates are often a little higher and the process slower. It is more common than it used to be. It is still not automatic.
After valuation: final underwriting, offer letter, fees in writing, then transfer and registration. Government, bank, and trustee steps sit on that calendar. Crelco does not charge any consultation fees. Those other charges still apply and should be visible before you sign.
What actually slows a UAE mortgage
A messy file. A bank that is simply slower. A property the lender will not like. A valuation gap. Waiting on the developer. Waiting on your employer for a letter. A credit card limit nobody mentioned.
Two people with the same salary can finish weeks apart because one brought the real debts on day one, or because they landed with a faster bank.
What you can move, and what you cannot
You can have the papers ready. You can be honest about loans and card limits. You can choose a property the bank will actually fund.
You cannot rush a valuer, a land department appointment, or a bank committee. An advisor’s job is to keep your side clean so those steps are not waiting on you, and to send the file where the clock actually fits.
A picture, not a stopwatch
A complete file can have mortgage pre-approval in the UAE the next day with one bank, and take a week with another. A ready home can then complete in roughly a month if valuation and transfer behave.
A self-employed buyer or an off-plan purchase can take longer because the bank is reading more than a salary certificate. That is not a rejection. It is a different file.
