Handover mortgages in the UAE: how they actually work

Written by Crelco Mortgage Advisors. Published 12 October 2026.

A handover mortgage is the loan you arrange when an off-plan home is finishing. You have already been paying the developer in stages. Those payments are your share of the price. The bank funds what is still left, and pays that share when the unit transfers from the developer to you.

It is not a fresh purchase. The contract, the building, and the money already paid are the file. If most of the price is already with the developer, the loan is smaller. The bank still has to accept the project, the unit, and you.

How a handover mortgage works

During construction you pay against the sale and purchase agreement. When the building is close to ready, the last slice is still due. That slice is either cash, or a mortgage.

The useful time to start is about 8 to 12 weeks before the expected delivery, not the week the handover email lands. Notices are often short. Snagging, the developer’s appointment, and the bank’s valuation do not line up by themselves. A file that starts on the notice is how people cover the last payment from their own account while the mortgage is still being read.

The first check is the project, not the rate. Not every bank will complete on every developer or every community. An advisor should confirm that before anyone applies. Then pre-approval can move while you are still waiting for keys. The valuation usually waits until the unit can be inspected. That is why a last-week application is fragile even when your income is straightforward.

Until registration, the unit may still sit on Oqood rather than a title deed. The bank, the developer, and the land department have an order. The remaining percentage in the SPA is the number that matters, not the payment plan on the original brochure. If the developer pushes the date, the file should stay open. A delay of a few weeks should not mean starting again as a new customer.

How this is different from an off-plan mortgage

An off-plan mortgage is finance while the building is still going up. Only some banks offer it. It depends on the developer, how much of the building is finished, your profile, the emirate, and sometimes the location inside that emirate. The rate is often a little higher than a ready-home loan, and the process usually takes longer, because the bank is lending against something that is not finished.

A handover mortgage is the last stretch of the same purchase. You are not asking the bank to fund the tower mid-build. You are asking it to finance the balance once the home can be checked and transferred. The instalments you already paid are treated as equity, which is why the receipts matter as much as the contract. A buyer who paid 40 percent and a buyer who paid 70 percent are not asking for the same loan, even in the same building.

Some people do neither, and pay the developer in full, then look at a mortgage only after the title is in their name. That is closer to a ready-property loan. Handover finance is specifically the loan that meets the developer’s final payment, before or at transfer.

Documents usually needed

On the property: the SPA, every receipt for money paid to the developer, the Oqood or booking papers if you have them, and any letter that changed the handover date or the payment schedule. A missing receipt is one of the ordinary reasons a bank pauses the file.

On you: passport, visa, Emirates ID if you are a resident, and income papers with bank statements. A resident is usually read on a salary certificate or, if self-employed, on the trade licence and accounts. A non-resident is read on overseas income the bank can actually verify. Statements that do not match the income story slow both.

Residents and non-residents

Both can use a handover mortgage, if a bank will take that developer and that profile. Residency does not change the steps. It changes the papers, and often how much of the price the bank will fund.

A resident is generally considered for a larger share of the value than a non-resident. A non-resident can still complete at handover. The bank will want a clearer trail of overseas income, and it will often ask that person to put in more of their own money. That is a comparison across lenders, not a reason to assume the purchase cannot be financed.

The advisor’s job is to show which banks will actually finish this unit for your profile, what they will fund against the amount already paid, and what the last cash requirement looks like. You decide from those options.

What to do before the notice

Come with the SPA, the receipts, and the latest handover date. Start the handover finance file while the building is still finishing, so the last payment is not a scramble.
