The conversation
Income, existing loans, card limits, residency, and what you want the finance to do. Honesty here is what stops a surprise from the bank later.

Pre-approval
Know the number before you view.
A written indication from a UAE bank of how much it may lend you, so viewings and offers are based on a real budget.
Pre-approval is a bank letter, not the final loan. It is based on income, existing loans, and residency. The property still has to pass valuation later.
Viewing without a number wastes weekends. Agents in Dubai treat a buyer with a letter differently from someone who is still guessing. Pre-approval is that letter.
It is not a guarantee. The unit still has to be a property the bank will finance, and the file is checked again at approval. It is still the difference between a serious offer and a hopeful one.
As early as 24 hours with a complete file, depending on the bank and the documents. Some lenders take longer even when everything is in. An advisor picks the bank that actually fits the profile, rather than the first branch you walk into.
Illustrative only. Not an offer and not your number. An advisor replaces this with the file.
Salaried, clean statements, no other loans
This is often the fastest letter. The bank is mainly checking income stability and DBR on the new instalment. Have the salary certificate and three months of statements ready.
Same income, plus a car loan and two cards
The letter still happens. The amount is usually lower because existing commitments count. Bring the loan schedule and the card limits, not just last month’s spending.
Rules we refer to: UAE Central Bank, important ratios. Banks still apply their own, often tighter, limits.
A maximum loan, sometimes a maximum property value, the applicant names, and conditions such as salary transfer or a clean liability picture at final approval. Validity is often a few months. If it lapses, the file is refreshed rather than started as a stranger.
It does not lock a rate forever. It does not replace valuation. It does not mean every building in Dubai will be accepted. Use it as a budget, not as a completed purchase.
Statements that do not match the salary certificate. Credit card limits that were not mentioned. A company that is new, or income that is mostly bonus. Foreign documents without a clear source of funds. None of these are automatically a decline. They are things to map before the bank asks.
Have personal loans, car loans, and card limits written down for the first call. That is the file the underwriter will see anyway.
How it works
Income, existing loans, card limits, residency, and what you want the finance to do. Honesty here is what stops a surprise from the bank later.
Salary transfer, self-employment, and non-resident income are treated differently by different lenders. We submit where the file is likely to work, not where the billboard rate is lowest.
Passport, visa, salary certificate or trade licence, statements, and a clear list of liabilities. Incomplete statements are the usual delay, not the bank’s process.
You get an amount, often a validity window, and conditions. Then you view. The unit still has to value. That is the next chapter, not this one.
See what you can borrow.
