Islamic vs Conventional Mortgage UAE

An Islamic mortgage in the UAE is typically structured as ijara (lease to own) or murabaha (cost-plus sale), not as a simple interest loan. A conventional mortgage charges interest on the outstanding principal. Both can fund a ready home in Dubai. Eligibility, DBR, and LTV still apply.

Some buyers choose Islamic for principle. Some choose conventional for a specific rate or tenor. The right answer is the one that fits the file and the belief, after fees. Headline profit rates and interest rates move in the same market. Neither is automatically cheaper.

Off-plan and non-resident files follow the same split: the bank must accept the structure and the project. Crelco places Islamic and conventional options next to each other, including early settlement and the transfer process.

How the contracts differ

In a conventional loan you owe principal plus interest. In ijara the bank buys the property and leases it to you, with a path to ownership. In murabaha the bank buys and sells to you at a marked-up price, paid over time. Early settlement, late payment, and how the bank registers the mortgage are written differently. Those clauses matter more than the brochure.

Who can use Islamic finance

Islamic products are offered to residents and non-residents who meet the bank’s credit rules, regardless of faith. Self-employed and salaried applicants are both considered, on the same income evidence the conventional side uses.

Refinance between structures

Moving from conventional to Islamic, or the other way, is a buyout. You still pay early settlement on the current loan and the usual valuation and registration on the new one. We only recommend it if the arithmetic still works.
